Where Guelph Homes Lose the Most Heat
Short answer: Guelph's housing stock splits into three common insulation gaps — century homes downtown with little to no wall insulation, 1960s–80s bungalows with attics well under today's recommended level, and basement rim joists that are under-insulated in homes of almost any age.
Century homes downtown. Houses in the Ward, Downtown, Exhibition Park and around Old University were often built with balloon-framed walls and little to no insulation between the siding and the plaster. Dense-pack retrofit insulation, blown in through small access holes, is the practical fix without opening up walls — though knob-and-tube wiring, where present, needs to be accounted for first.
1960s–80s bungalows. Homes in Willow West, Onward Willow, Waverley and Grange Hill typically have R12–R20 attic insulation against today's R60 recommendation. Topping up the attic is usually the highest-impact, lowest-cost insulation upgrade available in these neighbourhoods.
Basement rim joists. Almost every Guelph home, regardless of era, has an under-insulated rim joist where the foundation meets the floor framing — a major source of cold floors and drafts that's easy to fix with spray foam and often overlooked.
South-end new builds. Homes in Westminster Woods, Clairfields, Pineridge and Kortright Hills are usually built to current code, but gaps around pot lights, attic hatches and bathroom fan penetrations are still worth checking.
